Market intelligence published in September 2026 by InfoHabitat, led by Eduardo Moya Vallejo, shows that the amount drawn under bridge loans for housing construction in Mexico rose 39.9% between August 2025 and July 2026, while the underlying stock grew only 10.3%. The striking detail: a single institution explains 70.2% of the national increase. Excluding it, the market grew 12.8%.
The trap of the average
A lender that benchmarks its commercial goals against the national figure would conclude that it lost market share, when in fact it grew in line with the rest of the market. A developer reading the same number might assume credit is abundant everywhere, when it is concentrated in one balance sheet.
Room to grow, unevenly
The same analysis places the ecosystem leverage ratio, the share of new-home value financed by bridge credit, at 27.46% in July, with room to expand toward 40%. It also notes that national delinquency improves while several states in central Mexico deteriorate. Opportunity and risk are regional, not national.
What we take from it
- Price and size bridge loans on project-level and regional data, not on aggregates.
- Concentration in one funder is a risk for developers: refinancing options shrink if that funder pulls back.
- Private credit can fill proven demand where traditional funders are absent, provided the structure controls draws, collateral and sales velocity.
