USD 112 billion: what record multilateral mobilization means for Mexican borrowers

The World Bank Group reported record private capital mobilization. The instruments behind it point to opportunities for companies and real estate projects in Mexico.

In September 2026 the World Bank Group announced a record USD 112 billion in private capital mobilization in its last fiscal year. Its Treasury highlighted the instruments that contribute to that figure: local currency financing, outcome bonds, catastrophe bonds and sustainable finance advisory.

Why it is relevant here

Local currency financing protects borrowers from exchange-rate shocks. For Mexican companies and property owners whose revenues are in pesos, matching the currency of funding to the currency of income is one of the simplest ways to reduce risk.

Outcome and sustainable bonds link capital to measurable results. Mexican issuers, including real estate FIBRAs, have already brought green, social and sustainable issuances to the BMV and BIVA.

Guarantees and anchor investments from multilaterals and development banks can lower the cost of a transaction and attract private investors who would not participate alone.

How to access it

Multilateral and development bank capital is not fast money. It requires a clear use of proceeds, impact metrics, robust governance and patience during due diligence. The reward is longer tenor, better pricing and a signal of quality that private investors value.
